FHA 97% Realty financing + 6% seller concession / 95% cashout refi
True no money down real estate purchases are apprarently a thing of the past for the time being with the present business climate. We can still get high LTVS's though through the FHA 97% + 6% seller concession total 103%, but borrower must still come with 3% own funds or gift funds and loan amount is resticted by county. FHA deals must also be FULL DOC ONLY and may require reserves in addition to 3% down for purchases. Must be owner occupied 1-4 family residential (3-4 family may be LTV restricted, case by case). FICO's down in the 500's with FHA no problem, as long as you got the documentable income, can come in with 3% for purchases and have minimal reserves.
